# Sell Home Workspace Guidelines ## Purpose - This workspace turns fragmented owner notes from `draft/` into polished Russian sale listings in `result/`. - Notes may describe the house, land plot, utilities, condition, surroundings, documents, or deal terms in separate files. ## Workflow - Read every relevant file in `draft/` before drafting the listing. - First consolidate facts into one coherent property picture. - Separate three buckets in your reasoning: verified facts, soft marketing interpretations grounded in facts, and open questions. - Treat all notes as one sale object unless there is strong evidence that multiple different properties are mixed together. - If there are major contradictions or clear signs of multiple properties, ask focused clarifying questions before writing the final listing. ## Writing Rules - Write all final outputs in Russian. - Write from the owner's perspective, not from a broker or agency. - Sound friendly, warm, concrete, and trustworthy. - Use strong sales structure for Avito and CIAN: clear hook, concrete specifics, benefits for daily life, trust markers, and natural call to action. - Prefer ready-to-publish marketplace copy, not drafts or outlines. - Produce three stylistic variants rather than platform-separated copies: aggressive sale, calmer sale, and classic sale. - Plain text is the default for marketplace outputs; emojis are optional and should be used sparingly. - Soft interpretation is allowed only when it is clearly supported by the source notes. - Do not invent distances, infrastructure, renovations, legal details, or technical characteristics that are not supported by the notes. - Avoid stale broker cliches like "эксклюзивный объект", "успейте купить", "идеальное предложение" unless the wording is genuinely justified. ## Output Rules - Save the final result to `result/` as three plain text files: - one aggressive-sales version - one calmer version - one classic version - All three outputs should be fully ready for publication and readable without formatting on both Avito and CIAN. - Prefer filenames based on location and object type in Latin slug format. - If the target filename already exists, create a new versioned filename instead of overwriting it silently. ## Quality Bar - The text should feel like a real owner who knows and values the property. - Lead with the most saleable specifics, not generic praise. - Make the buyer picture life in the home and on the plot. - Keep the copy fact-based, persuasive, and easy to scan.
